Our Proven 7-Step Encapsulation Process

We've perfected this process through hundreds of jobs across Cabarrus, Mecklenburg, Rowan, and Iredell Counties.

Remove old materials

The first critical step involves completely clearing your crawl space of all damaged or contaminated materials that could compromise the encapsulation system. Our crew removes old fiberglass insulation that has fallen down or absorbed moisture, clears away any debris like rocks, trash, or organic matter, and eliminates anything that attracts pests like rodents or insects. This thorough cleaning also gives us the opportunity to conduct a complete "wellness check" of your crawl space, identifying any plumbing leaks, electrical issues, or structural problems that need attention before we begin the encapsulation process. We'll also address any standing water issues and ensure the surface is as smooth as possible for optimal vapor barrier installation.

Seal existing vents

Next, we permanently block all existing foundation vents to stop outside air from entering your crawl space. Using rigid foam board cut to fit each vent opening, we create an airtight seal that's much more effective than temporary vent covers. Every gap around the foam board gets sealed with expanding foam to eliminate even the smallest air leaks. This step is crucial because North Carolina's humid outside air is exactly what we're trying to keep out of your crawl space. Many contractors skip this step or do it poorly, but we know that unsealed vents are the number one cause of encapsulation failure in our climate.

Install 20-mil vapor barrier

We cover your entire crawl space floor and foundation walls with heavy-duty 20-mil reinforced vapor barrier - not the thin plastic sheeting that many contractors use. This thick, puncture-resistant material gets rolled out across the floor and run up the walls at least 6 inches above grade level per North Carolina building code requirements. Every seam gets overlapped by a minimum of 6 inches and sealed with specialized waterproof tape to create one continuous moisture barrier. This isn't just laying down plastic - it's creating a complete moisture control system that will last for decades. The vapor barrier also helps create a brighter, cleaner-looking crawl space that's much easier to inspect and maintain.

Wrap support piers

All concrete block piers, posts, and columns get individually wrapped with vapor barrier material to prevent moisture from wicking up through the masonry and into your home's structure. We use double-sided construction tape and termination bars to secure the material around each pier, creating relief cuts at corners so the barrier lays flat against all four sides. This step requires patience and attention to detail because improperly sealed piers can become major moisture entry points. Many DIY attempts fail at this step because homeowners don't realize how much moisture concrete blocks can absorb and transfer into the crawl space environment.

Add wall insulation

We install rigid foam board insulation on your foundation walls to create a thermal barrier that helps maintain consistent temperatures in your crawl space and reduces energy loss from your home. Unlike fiberglass insulation that absorbs moisture and supports mold growth, foam board won't sag, deteriorate, or lose its insulating properties in humid conditions. The insulation gets installed after the vapor barrier to ensure both moisture and thermal protection. This step can significantly reduce your heating and cooling costs by preventing temperature fluctuations that force your HVAC system to work harder. We also seal around rim joists where the foundation meets your home's frame structure.

Install sealed access door

Your old wooden crawl space door gets replaced with a heavy-duty, airtight metal access panel that maintains the sealed environment we've created. These professional-grade doors feature weatherstripping, secure latching mechanisms, and insulation to prevent air leaks that could compromise your entire encapsulation system. Many crawl space moisture problems are caused by poorly fitting access doors that let humid outside air enter the space. Our sealed doors are designed to last for decades and maintain consistent moisture control. We also ensure the new door meets local building code requirements and provides easy access for future inspections or maintenance.

Right-size dehumidifier

The final step involves calculating the exact dehumidifier capacity needed for your specific crawl space volume and installing a commercial-grade unit with automatic drainage. We don't guess at sizing - we use scientific calculations based on your crawl space square footage, ceiling height, and North Carolina's climate conditions to determine the proper capacity. The dehumidifier gets elevated on concrete blocks above potential flood levels and connected to a condensate pump that automatically drains moisture outside your home. We also install a digital hygrometer so you can monitor humidity levels from your living space without having to enter the crawl space. This system will automatically maintain humidity levels between 30-50% year-round.

Transparent Pricing for Cabarrus County Homeowners

Most crawl space encapsulation projects in the Concord area cost between $4,800 and $12,500. The final price depends on several factors

Size matters most

We charge by square footage, typically $3.50-$6.50 per square foot depending on complexity.

Height affects labor

Crawl spaces under 3 feet cost more due to difficult working conditions

Existing problems add cost

Water damage, wood rot, or drainage issues require extra materials and time

What's always included:

  • Free detailed inspection and estimate
  • 20-mil reinforced vapor barrier (not cheap 6-mil plastic)
  • All sealing materials and professional installation
  • Right-sized dehumidifier with warranty
  • Clean-up and disposal of old materials

Why Concord Homes Need Crawl Space Encapsulation

Concord's mild, moist climate creates perfect conditions for crawl space problems. The clay soil common throughout Cabarrus County expands when it rains and contracts during dry spells, creating cracks that let moisture seep in. Add North Carolina's high humidity levels, and you've got a recipe for musty odors, mold growth, and energy waste.

Most homes in the Concord area were built with vented crawl spaces following older building practices. But today's building science shows that sealing and conditioning your crawl space works better in our humid climate. You'll get lower energy bills, better indoor air quality, and protection from moisture damage.
